Our business model is built on sustainability, modern renovation methods, and eco-friendly technologies to create energy-efficient and environmentally responsible buildings. We particularly focus on energy consumption optimization and CO2 reduction through advanced heating, cooling, and ventilation systems and renewable energy use. These principles form the basis for BREEAM and WELL certification, which we plan to implement across our entire portfolio by 2028. By improving our spaces, we demonstrate our commitment to user well-being and achieving the highest standards of a healthy environment.

Palata Beograd, through responsible renovation, has gained 2,000 m² of green areas, aligned with BREEAM standards. By revitalizing 100,000 m² of office space in the city center, we have enhanced property quality, improved the urban environment, and supported the local economy, while creating sustainable workspaces.

Decarbonizing the entire portfolio

Reducing CO2 emissions is one of our primary goals. Each reconstructed building is equipped with advanced energy systems that significantly reduce energy consumption and greenhouse gas emissions. Our long-term commitment to CO2 reduction is reflected in tracking and implementing strategies that lower emissions at every stage, from construction to property use.

Energy management and waste management

Energy management plays a crucial role in our operations. Implementing systems to optimize energy consumption and using cutting-edge technologies allows us to minimize our properties’ environmental impact. A key pillar of our business is waste reduction and management through selective collection and recycling processes, aiming for a “zero waste to landfill” strategy.

Green spaces and ecological environments

Green areas are not just an aesthetic feature—they are part of our strategy for creating healthier and more sustainable living and working spaces. We actively green the areas surrounding our properties, contributing to reducing urban heating and improving air quality. Our green infrastructure includes rooftop green parks that enhance microclimates and biodiversity conservation.

Community Strengthening Programs

Humanitarian initiatives

As part of the Pobeda Industrial Park in Petrovaradin, we have provided the Red Cross with a renovated hall for a ten-year period, a donation worth 1 million euros. This 1,600 m² facility has been fully renovated and adapted to the needs of the Red Cross of Novi Sad, enabling the storage and distribution of humanitarian aid to numerous vulnerable families and individuals. Through this initiative, we contribute to strengthening social support for the most vulnerable, fostering community solidarity, and promoting responsible social behavior.

The blood donation promotion program, “You Are Worth Three When You Donate Blood,” is our response to the healthcare system’s need for stable blood reserves. Our entire portfolio—including office, retail, and industrial properties—has been made available to specialized Red Cross units, which regularly organize blood donation drives at our locations. Whether donors are our tenants or members of the local community, our property map has become a network of donation points where support is provided year-round, measured in saved lives.

Inclusion and equal opportunities

The Forum is a place where we learn to respect diversity and recognize the necessity of supporting all those facing various conditions and developmental difficulties that place them at a disadvantage in society. Yet, even so, they are equally valuable and capable of contributing to the community in the most incredible ways, and our Forum Park has become a platform from which their actions are both seen and heard.

Our collaboration with the humanitarian organization “Dečje srce” (“Children’s Heart”) from Belgrade aims to raise awareness about people with developmental difficulties and to support their better integration into society. This partnership is structured through a series of monthly events called “Big Heart Day in Forum Park.” The centerpiece of each event is a sales exhibition of handmade crafts created by members of the “Dečje srce” organization, held every last Thursday of the month. It draws great attention from visitors as well as tenants—companies that, thanks to our program, have started allocating funds to support the organization’s work and are further motivating visitors to participate in fundraising efforts by offering additional gifts.

Meanwhile, at our Forum Shopping Center in Niš, we promote inclusion through regular “Quiet Hour” initiatives—designated times when noise in all retail units and common areas is reduced to a minimum or completely turned off. This respects the needs of individuals with sensory sensitivities, allowing them to shop and carry out daily activities without audio stimuli.
