Marera industrial park Pobeda joins the Eco-Industrial Parks Initiative

Third pilot in Serbia strengthens the region’s industrial transformation

Novi Sad, Serbia, October 23, 2025 – Marera Industrial Park Pobeda is the latest site to join the Eco-Industrial Parks (EIP) initiative, a regional effort to modernize industry while reducing environmental impact. Located near Novi Sad, with Free Zone status and strong logistics connectivity, Pobeda is set to become a model of how private-sector leadership can support sustainable, future-ready industrial development.

Led by the International Finance Corporation (IFC) in partnership with the European Union (EU) and Western Balkans Investment Framework (WBIF), private and government sectors, the initiative supports a series of pilot projects in WB, helping local businesses reduce emissions, improve resource use, and attract responsible investment.

“Our joint efforts are helping the Western Balkans become a more competitive, climate-conscious region,” said Mr. Mauro Di Veroli, Head of Cooperation at the EU Delegation to Serbia. “By working toward alignment with European environmental standards, we’re supporting long-term resilience and unlocking new economic opportunities.”

The EIP approach encourages companies located within the same industrial zone to share services and resources, implement more efficient production methods, and reduce collective environmental impact while enhancing the economic potential of the site.

“We are proud that Marera Industrial Park Pobeda is becoming part of this regional green transition,” said Bojan Ljubičić, Portfolio Director, Marera Properties which operates the park. “This partnership reinforces our long-term vision to create industrial zones that attracts high-quality investors, and contribute to innovation, sustainability, and job creation in the local community.”

Pobeda will benefit from IFC technical assistance, support in regulatory alignment, and participation in capacity-building activities aimed at park management and tenant companies including training on resource efficiency, ESG, and industrial symbiosis.

“By joining the EIP initiative, Pobeda becomes part of a growing regional effort to decarbonize industry and enhance competitiveness,” said Mr. Bodin Bulatović, IFC Country Manager for Serbia. “Our role is to provide the technical expertise and support that enables local industrial zones to meet international sustainability standards.”

Pobeda joins MIND Park in Kragujevac and the greenfield site in Šabac as the third pilot in Serbia. Additional locations are under development in Montenegro and Albania, with public and private actors increasingly recognizing the strategic value of eco-industrial development.

Aligned with policies such as the European Green Deal, Green Agenda for the Western Balkans, and the Economic and Investment Plan for the Western Balkans 2021-2027, the project aims to support industrial decarbonisation and the creation of sustainable and competitive industrial zones. The European Commission through the Western Balkans Investment Framework (WBIF) has been instrumental in supporting projects like these across the region. 

Where heritage thrives – Kalemegdan business center creates legacy for the future

At the foot of the Belgrade Fortress, where the spirit of old town still lingers, stands the Kalemegdan Business Center. Once a textile factory — abandoned and forgotten after the company shut down — the building has been carefully revitalized into a modern office facility that radiates elegance, functionality, and contemporary design. It is a place that preserves the character of another time while meeting the highest demands of today’s business world, offering many companies the ideal environment to pursue growth, success, and get inspired.

The history of this landmark structure stretches back to the early days of Belgrade’s industrial development. Built in 1931 as “BEKO” textile factory, the building’s author remains unknown, yet its striking appearance tells the story of the monumental and purposeful architecture of the interwar industrial era. For decades, this imposing and massive structure embodied the industrial spirit of Belgrade’s past.

Years after it lost its original function, the building gradually succumbed to the ravages of time. A key turning point came in 2018, when Marera Properties lead a comprehensive reconstruction project and redefined the purpose of the structure. The result is today’s Kalemegdan Business Center — a modern Class A office complex spanning seven floors and covering a total area of 17,000 square meters.

To ensure the success of the revitalization, it was essential to preserve the building’s original character and its historical and architectural value while also adapting it to the needs of the contemporary business community. The location itself posed a particular challenge—being in the immediate vicinity of the Belgrade Fortress required strict compliance with high cultural heritage protection standards. In addition, the building’s structural constraints presented a range of technical challenges. Despite these, the project succeeded in incorporating all modern infrastructure systems, including power sourced from renewable energy, significantly reducing the building’s carbon footprint.

The classicist elements of the façade were preserved to maintain harmony with the historic aesthetic of the Dorcol neighborhood. The interior, once an industrial hall, has been reimagined into a space comprising private offices, coworking zones, and conference facilities — all executed to Class A standards. Stylistically striking and designed for maximum functionality, the space enables high productivity for the wide variety of businesses that now call it home.

One of the standout features of the reconstruction is the glass annex—a light, respectful addition that honors the proportions of the original building. Stretching along the top of the structure is a spacious rooftop terrace offering sweeping views of the fortress, rivers, and riverbanks.

Despite the many challenges the building has faced over nearly a century, today the Kalemegdan Business Center stands as a successful example of how historical industrial structures can be redefined and elevated in meaning for both the business and local communities, as well as the city’s heritage. Numerous respected companies from some of the most progressive industries have established themselves here, finding in Kalemegdan Business Center a dynamic, inspiring work environment ideal for networking, collaboration, and growth. Moreover, the revived micro-location has become a driver of local economic development, supported daily by more than 1,500 employees working at one of the city’s most prestigious business addresses.

In just seven years of operation, Marera Properties has successfully revitalized 100,000 square meters of office space in central Belgrade. Over the past seven years, the company has revitalized 100,000 m² of space, transforming it into modern, energy-efficient business environments. Through carefully selected investments and an innovative approach to real estate development, Marera creates workspaces across three commercial property classes: office, retail, and industrial, that meet the needs of modern companies.

Marera’s business model is built on sustainability principles, modern renovation approaches, and the implementation of ecological technologies. This includes improving the energy efficiency of properties, using renewable energy sources, which is a prerequisite for obtaining BREEAM certification. We spoke with Bojan Ljubičić, Portfolio Director at Marera Properties, about managing their 200,000 m² portfolio.

Sustainable Energy and Ecological Standards

What are the sustainability principles you’ve identified as key to managing your 200,000 m² portfolio?

The sustainability of our portfolio is based on an integrated approach that covers ecological, economic, and social impacts. After successfully reconstructing 100,000 m² of office space in the city center, we have not only improved the quality of the properties but also enhanced the urban environment, economically empowered the local community, and enabled the creation of quality, sustainable workspaces.

We believe that business properties should be more than just workspaces – they can contribute to the broader community. That’s why we have opened our spaces for initiatives that have a positive social impact, such as voluntary blood donation drives, support for people with disabilities, and collaboration with the Red Cross in distributing humanitarian aid. These projects are part of our sustainability strategy, which extends beyond the physical boundaries of the properties and directly contributes to the quality of life in the community.

Green energy is becoming a key element in corporate sustainability strategies. How does Marera Properties use sustainable energy sources in its portfolio?

Marera Properties is committed to ecological responsibility, with the goal of offsetting the negative CO₂ footprint of its operations by investing in green energy projects. Since May of last year, our entire portfolio is powered by electricity from certified renewable sources. This move allows us to procure green energy, which has a double effect: reducing the environmental impact and ensuring a sustainable supply chain. The agreement to use electricity from renewable sources also enables us to obtain green energy consumption certificates, which offer numerous benefits to our tenants. These certificates confirm that the supply chain is in line with ESG standards, and purchasing certified green energy supports renewable energy projects, including hydropower, wind, and solar energy.

Palata Beograd is preparing for BREEAM certification. How important is this process for ensuring and increasing the value of a property, as well as attracting investors?

BREEAM certification is one of the most important indicators of sustainability and the quality of business properties. Through preparatory steps for certification, such as optimizing energy efficiency, improving ecological standards, and increasing green areas, Palata Beograd has already significantly raised its market value. These standards not only guarantee lower operating costs but also send a clear signal to investors that the property is sustainable in the long run and attractive for investment. When Palata Beograd, located in the city center, features 2,000 m² of green spaces, which were created through a responsible renovation project, it’s an additional sign that sustainability standards, both inside and around the property, align with BREEAM norms. Our goal is for all properties in our portfolio to obtain certification according to BREEAM and WELL standards by 2027.

In parallel with the certification of properties, you are starting your first solar power project within the portfolio. What is the long-term plan for renewable energy sources?

Our goal is to gradually increase the share of renewable energy sources in our portfolio, reducing operating costs and CO₂ emissions. In the first phase, we will implement a “prosumer” model within our retail properties, which will allow us to produce as much energy as we consume. Initially, solar panels will be installed on the roof of our retail park in Zemun – Forum Park. By the end of 2026, solar panels will be installed on the roofs of Forum Shopping Center in Niš and Kalemegdan Business Center in Belgrade. This will optimize costs for both the portfolio and tenants. Additionally, by the end of 2028, we plan to start producing electricity through the “producer” model, which we would offer to the market. Through the implementation of these projects, by 2028, we aim to reduce CO₂ emissions by 21,000 tons annually, which is a significant reduction that our entire portfolio can achieve.

Sustainability is not only about energy efficiency but also responsible resource use.

Every initiative for responsible resource use contributes to our decarbonization strategy. For example, we use a rainwater collection system on our properties, which allows us to significantly reduce the use of potable water for irrigating green spaces, optimizing resources and further improving the ecological performance of the properties. The industrial park Pobeda uses its green spaces to set up beehives, and the mowed grass is regularly donated to the local equestrian club. There is always the possibility of recycling and circular use of primary resources, and this is one of the areas we actively focus on.

Financing the Green Transition

When all properties are energy-efficient, it opens up opportunities for green loans. How do you assess the market’s readiness for such financial models, and what are the obstacles?

Green loans are a logical next step in the development of the sustainable real estate market, but their wider application depends on regulatory support and the interest of financial institutions. Currently, there is growing interest in financial instruments that support ESG standards, but it is necessary to further educate the market and develop clear criteria for their implementation.

What financial instruments do you consider key to promoting green construction and sustainable infrastructure?

In addition to green loans, incentives for energy-efficient projects and various funds that support sustainable investments play a significant role. It is important for the financial sector to actively cooperate with investors to enable favorable conditions for the development of sustainable projects.

How do you see Marera Properties at the end of the green transition?

At the end of the green transition, we see the company as having achieved CO₂ neutrality at all levels, as a leader in sustainable property management, with a portfolio that fully uses renewable energy sources, applies the highest energy efficiency standards, and actively contributes to the development of the green economy. Our properties will not only be energy-efficient but also spaces that enhance the quality of work and life for our clients, while at the same time strengthening the local community through economic and social contributions and creating long-term value for all market participants.

Tomislav Savić: The FORUM Brand Continues to Develop Its Properties – Plans to Expand the Retail Park in Zemun

How did the FORUM brand come about? What is its role and mission in the development of the local community?

The FORUM brand is a concept that combines the experience of great shopping, entertainment, and socializing, with modern and functional retail spaces tailored to the needs of contemporary consumers. Our goal is to offer a variety of amenities – from modern stores and dining facilities to entertainment activities, thus becoming a central meeting point for fun and enjoyment for all visitors.

The FORUM brand is part of the portfolio of Marera Properties, a company involved in investing, acquiring, and developing commercial real estate. Within this brand, there are two properties – Forum Park in Zemun and Forum Shopping Center in Niš.

Forum Shopping Center has been part of Marera’s portfolio since 2018, and since then, we have been dedicated to its development in order to offer the people of Niš and the surrounding area a modern shopping experience and help foster the growth of the local economy. Forum Park Zemun, the first retail park in Belgrade, has been part of our portfolio since 2021 and is now a top destination for family shopping for all Zemun residents.

What are the main advantages that Forum Park and Forum Shopping Center offer tenants to enhance their business operations?

Forum Park covers more than 70,000 m² and offers visitors a wide range of popular brands from various categories, including sports equipment, fashion, home decor, a supermarket, dining establishments, and facilities for children. Forum Shopping Center is a modern commercial building located in the heart of Niš, and it represents an essential shopping destination for residents of the city and its surroundings. It offers visitors a wide assortment of different brands, with goods catering to all categories of consumers.

You are also recognized for your charitable initiatives aimed at helping vulnerable groups in society. What activities have you been involved in?

The FORUM brand strives to be socially responsible and contribute to the creation of an inclusive society. We believe that responsible business is not only about providing a top-notch experience for visitors but also about actively caring for those who need help the most. In this regard, Forum Park regularly hosts blood donation drives in collaboration with the Institute for Blood Transfusion and the Red Cross of Belgrade, under the slogan “You’re worth three when you donate blood.” Through this activity, we aim to raise awareness among visitors about the importance of blood donation and encourage them to become active participants in preserving health and saving lives. Additionally, we support friends from the charity organization “Dečje srce” by organizing sales exhibitions of handmade crafts every last Thursday of the month, where visitors can purchase items made by the organization’s beneficiaries. Another initiative is “Silent Hour,” held every second Tuesday of the month at Forum Shopping Center, during which we dim the sound and light signals for one hour to support people with autism, attention disorders, and other sensory conditions, thus providing them with a more comfortable shopping experience.

In anticipation of the New Year holidays, Forum Shopping Center in Niš will host an exhibition by the Museum of Illusions from Belgrade for the first time. What can visitors expect from this unique exhibit?

For the end of the year, we want to provide everyone visiting Forum Shopping Center with an unforgettable experience and great entertainment, so collaborating with the Museum of Illusions was the perfect opportunity to further enrich the holiday atmosphere. The exhibition will run from December 25 to January 2 and will feature unique museum exhibits and illusionistic attractions themed around the New Year holidays. For the most creative photos shared by visitors on social media, we’ve prepared valuable prizes. We expect this event to become a real attraction in Niš, bringing together both younger and older generations who will enjoy the unique combination of fun, art, and illusion.

What are your plans for the future in terms of new projects, and how will they contribute to the further development of your portfolio?

In the upcoming year, we plan to expand the existing capacity of Forum Park in the second phase by building an additional 8,000 m² of business space. This will further enrich the offering and allow for new brands to join, creating new jobs. Another investment we are planning for 2025 is the installation of a solar power plant at Forum Park. This ecological initiative is part of Marera Group’s strategy, within which the FORUM brand operates, aimed at reducing CO2 emissions and achieving CO2-neutral status for the entire group by 2028.

We Have Revitalized One Hundred Thousand Square Meters of Historic Buildings in the City Center – Sustainability That Increases Value

While business space construction in Belgrade is primarily reserved for New Belgrade, Marera Properties, part of Marera Investment Group, stands out with its pioneering approach to the revitalization of buildings in the city center. In a conversation with Bojan Ljubičić, Portfolio Director at Marera Properties, we uncover how they began their business journey, why they believe in the power of brownfield investments, and how they successfully merge contemporary needs with the preservation of cultural and historical heritage.

  • How did you start with brownfield projects?

Recognizing the imbalance between the concentration of business spaces in New Belgrade and the need for modern facilities in the city’s historic core, we developed a strategy focused on brownfield investments. Our vision from the outset was to identify and leverage the potential of the city center, where two-thirds of the population lives, through a unique business model that combines the revitalization of unused spaces, primarily B and C class, and their transformation into modern A-class buildings. This model not only allows us to meet market demands but also creates sustainable development by revitalizing neglected locations. Our goal is not just to restore spaces but to create new value for the community and users, helping urban development while preserving the city’s identity.

  • What are the advantages and challenges of revitalizing old buildings compared to new construction?

Restoring old and abandoned buildings is an ambitious undertaking fraught with numerous challenges: preserving the architectural value of the structure, reducing urban planning pressure, applying the latest technologies in buildings that are nearly 100 years old, fighting for new green spaces, and many others. However, the end result is well worth the effort and investment – revitalized buildings once again become vibrant parts of the city’s social and business life. Additionally, we have followed the global trend of the “15-minute city,” which emphasizes proximity and easy access to restaurants, shops, cultural, sports, and other urban amenities that are part of city life and represent a huge advantage for all our tenants. One of the greatest challenges of this process, however, is the limited freedom in shaping the space. Restoration requires adapting existing buildings to modern standards while maintaining their original dimensions and characteristics, which requires careful planning, adherence to legal norms, and innovative solutions.

  • Marera Properties’ portfolio is very unique, thanks to the buildings it consists of. What does a successful renovation mean to you?

Since 2017, we have revitalized 100,000 m² of business space in the heart of Belgrade, transforming it into modern A-class buildings. We are proud of projects such as Bulevar 28, Bulevar 79, and M44, which have improved their surroundings and won prestigious awards from the city of Belgrade and architectural associations. Kalemegdan Business Center, with its stunning neoclassical architecture, has become the cornerstone of the business life in Lower Kalemegdan. The redesigned facades of these buildings preserve the spirit of past times, while the interiors are fully aligned with modern technical and technological standards, with a design approach that emphasizes their cultural and historical significance. These redefined spaces attract many companies that see them as the ideal environment for business success.

  • What does it mean for your company to own one of the most recognizable symbols of the capital, the Belgrade Palace, which this year marks its 50th anniversary? How did you approach its renovation?

The Belgrade Palace is not just a business building; it is a symbol of cultural and historical heritage and an integral part of the urban identity of the capital. Over time, its shine began to fade, but for us, owning such a building is both an honor and a responsibility. We approached its renovation with exceptional care and dedication, aiming to transform it into a modern business space while preserving its authentic architectural value. This is also the largest investment in the Belgrade Palace since its construction. Today, it serves as a contemporary business center, the headquarters of domestic and international companies that recognize the value of operating in a space that successfully blends tradition with modern standards.

Industrial Park Pobeda: A Modern Industrial Hub Tailored for Contemporary Businesses

Belgrade, December 31, 2024. Industrial parks, also known as industrial zones or business parks, represent a modern urban and organizational form of concentration for industrial and other facilities in a designated area. These are parts of urban space intended for industrial production, equipped with shared infrastructure such as roads, railways, gas pipelines, water supply, sewage, and telecommunications. This organization enables more efficient business operations for companies within the park, reducing costs and facilitating logistics. According to data from the Statistical Office of the Republic of Serbia from November 2020, the most common users of industrial parks are small and micro businesses, due to the cost-saving benefits, proximity to various infrastructure facilities, and the ability to easily expand or reduce space dedicated to their operations.

Industrial Park Pobeda is located in Petrovaradin, just 3 km away from Novi Sad. Since 2020, it has been owned by Marera Properties, which has invested over two million euros in its complete reconstruction, transforming the old and neglected “Pobeda” factory into a modern platform for small and medium-sized enterprises. Today, 47 companies operate within the Industrial Park Pobeda, mostly in the manufacturing and logistics sectors. To discuss the key advantages of doing business at this prestigious location, the benefits for tenants, and future development plans, we spoke with Mile Štrbac, the director of the industrial segment at Marera Properties, one of the leading investors in commercial real estate, with a portfolio of business, retail, and industrial properties worth more than 165 million euros.

  • Industrial Park Pobeda offers a range of logistical, production, warehouse, and office capacities. What additional benefits does this business complex offer to current and future tenants?

Industrial Park Pobeda covers a total area of 38 hectares and currently has 110,000 m² of production capacities, with 17 hectares of land designated for the construction of new buildings. Key advantages include a large number of production halls tailored to individual businesses, connectivity to all major transportation routes, including the Corridor 10 railway passing through the park, the road Corridor 10, and the E-75 highway, which significantly eases goods transport. The park’s geographical location also allows for easy access to European cities, contributing to efficient networking and business collaboration. Furthermore, Industrial Park Pobeda functions as a kind of industrial hub, bringing together various businesses into a micro-community, which facilitates communication, strategic partnerships, resource sharing, and access to markets and innovations. The fact that the largest city in Vojvodina is just 3 km away allows many companies to easily find labor and communicate with various institutions.

  • What advantages does operating within the Novi Sad Free Zone bring to companies in Industrial Park Pobeda?

In 2022, the Ministry of Finance issued a decision for Industrial Park Pobeda to start operating within the Novi Sad Free Zone. This offers significant advantages and savings for both current and future tenants. First, there are additional conditions for new investments, job creation, and tax incentives for export-oriented companies, which positively impact the further development of their businesses.

  • In May 2023, Marera Properties donated a refurbished hall to the Red Cross of Novi Sad for a ten-year period, valued at one million euros. What significance does this gesture have for the local community? Do you think similar projects could inspire and encourage other companies to follow your example?

Our collaboration with the Red Cross is part of the company’s strategic vision to improve the development of the local community through socially responsible activities and help address key societal challenges and needs. We believe that such projects not only assist those in greatest need but also contribute to the advancement of society as a whole. Therefore, we encourage other companies that recognize the importance of social responsibility to engage in similar initiatives. When it comes to the results of our collaboration with the Red Cross, they have been more than successful. In its second year of operation, the Novi Sad Red Cross Distribution Center secured and distributed goods worth over 1.5 million euros across Novi Sad, Vojvodina, and other parts of Serbia. We believe that such impressive results will continue in the years to come, given the strategic position of Pobeda, its rich infrastructure, and its ability to effectively distribute aid to the most vulnerable sectors of society.

  • Are there plans for expanding the park’s capacities in the future?

In the coming year, we will enter a new phase of operations, which will include the construction of new capacities. Our goal is to complete the construction of 110,000 m² of new halls over the next few years, designed to the highest industrial standards, which will meet the needs of different businesses, bringing the park’s total capacity to almost 200,000 m². Our ambition is to provide an optimal working environment that supports high productivity levels and to improve the competitive position of Industrial Park Pobeda as a key hub for launching and managing production in this part of Serbia.

Palata Beograd: Celebrating the First 50 Years

Belgrade, March 22, 2024 – When it was completed in 1974, Palata Beograd stood as the tallest building in Belgrade and the Balkans, and at the same time, it was considered the first smart building in the region.

Designed by architect Branko Pešić, the tower soared above Belgrade’s skyline with a height of 101 meters and 24 floors. It became a symbol of the city’s urban development “golden era” between 1965 and 1974, during the mayoral term of the very same Branko Pešić.

Soon after its completion and grand opening on April 12, 1974, the building—popularly known as “Beograđanka”—became an iconic landmark of both Belgrade and former Yugoslavia.

Owned by the City of Belgrade until 2020, the building was then acquired by Marera Properties, which took on the role of investor in its ambitious and complex restoration project.

Thanks to a comprehensive reconstruction, key architectural, cultural, and historical elements—protected by the Institute for the Protection of Cultural Monuments of Belgrade—were carefully preserved. All original systems were upgraded, energy efficiency was improved, and the interior design was brought up to world-class standards for premium office buildings. Today, Palata Beograd is a modern business center and home to numerous companies, employing nearly 1,000 people.

One such company is Alt Labs, which chose the top floor “Vidikovac” space as its headquarters. Marking the building’s 50th anniversary, Alt Labs launched the exhibition “Skyward Vertical” as a tribute to the creation and opening of this once-architectural marvel of immeasurable historical value.

The exhibition features historical documents, original construction photos, and other archival materials. Visitors are taken on a visual “Before & After” journey, comparing the building’s current appearance with its original form, while the Vidikovac terrace offers a breathtaking “Belgrade at your fingertips” experience.

The goal of the exhibition is to honor the creative and visionary spirit of the 1970s, told through a time-travel story of Belgrade’s most iconic skyscraper.

Marera Properties Begins Supplying Its Properties with Electricity from Renewable Sources

Marera Properties has officially launched its energy transition strategy, focusing on improving energy efficiency, securing a sustainable supply chain, aligning operations with ESG standards, and achieving CO₂ neutrality across its entire real estate portfolio.

Starting May 1, 2024, all business properties under Marera Properties’ portfolio—including office, retail, and industrial facilities located in Belgrade, Novi Sad, and Niš—are being powered exclusively by electricity from certified renewable sources.

Happy 143rd Birthday to the Red Cross of Novi Sad

Belgrade, March 22, 2024 – At a special ceremony marking 143 years of the Red Cross of Novi Sad, the Mayor of Novi Sad, Milan Đurić, expressed heartfelt gratitude to Marera Properties for their generous donation worth 1 million euros—a fully renovated hall located within the Pobeda Industrial Park in Petrovaradin.

The facility, spanning over 1,600 square meters, was completely renovated in 2023 and granted for use to the Red Cross of Novi Sad. It now serves as a key center for storing and distributing humanitarian aid, supporting numerous vulnerable families and individuals.

Between January 1 and December 31, 2023, the Red Cross warehouse in Petrovaradin distributed 1,090 tons of humanitarian aid. Within the city of Novi Sad, aid reached 4,369 families, totaling 13,596 individuals, with an overall value of 47 million dinars.

The strategic partnership between Marera Properties and the Red Cross was further strengthened in 2023 with the launch of the “You’re Worth Three People When You Donate Blood” program. This initiative encourages blood donation among employees at Marera Properties’ office and retail locations, as well as within the Pobeda Industrial Park.

As part of this program, a blood drive was held on February 23, during which the Red Cross of Novi Sad and the Blood Transfusion Institute of Vojvodina collected a significant number of blood units from employees working in the industrial park.
